Jim Budd, President / Managing Partner Jim Budd, President / Managing Partner

Jim Budd is the President and a Managing Partner of MOMENTUM Development Partners, a new commercial real estate development company that he launched with his two Partners in July of 2009.  Building on top of the development experience that the Partners have in retail, restaurant and office development, MOMENTUM is adding the restoration and preservation of historic North Carolina buildings to its’ portfolio. Jim is involved with all areas of real estate acquisition and development with his primary focus being strategy, business development, company financials, brand development, and executive relationship management.

Jim started his real estate career with Metropolitan Development Group as the Vice President of Operations. In 2006, he became a Managing Partner and CFO/COO of Landcore Commercial Real Estate. In this role, his main responsibilities were the overall financials and operations of the company. Jim still maintains ownership and is involved in three shopping centers located in North and South Carolina.

Prior to entering the real estate development industry, Jim worked for IBM for almost 15 years in corporate business development, with more than 10 years in worldwide management roles and responsibilities. His real estate experience is complimented and strengthened by the various roles he held within IBM which included roles in marketing, project management, finance, operations and business development.

Jim graduated from Virginia Tech with a Bachelor of Science degree in Finance with a focus on marketing. While at Virginia Tech, he served in numerous student leadership positions including President of the Pi Kappa Alpha fraternity, as well as Executive Director and President of the Student Body. Jim resides in Greensboro.


Nick Piornack, Managing Partner Nick Piornack, Managing Partner

Nick Piornack is a Managing Partner of MOMENTUM Development Partners in Raleigh, NC. His primary focus is business development, acquisitions, capital financing and lease prospecting. Nick believes that the cumulative skill set and dedication of the partnership gives the company a true edge in the marketplace.

Nick was formerly Vice President of Business Development and Acquisitions for Landcore Commercial Real Estate. His primary responsibility was to lead the due diligence efforts by building tools and applications that brought strong process for evaluating new development projects. Nick also assisted in securing debt financing and led the team in raising equity for the commercial shopping centers.

Most of Nick's 27 years of executive management and entrepreneurship prior to real estate development was spent in the private club industry under the Hyatt Corporation umbrella.  He managed and owned country clubs, private dining clubs and restaurants in Texas, Arkansas and North Carolina.  He owned the University Club in Durham for seven years. There he honed his organizational, financial and customer relation skills. Nick was also Executive Vice President of Ingage, an interactive marketing firm that developed software products for corporations to promote their goods and services.

Nick graduated from Western Illinois University in 1981 with his Bachelor's degree in Recreation Administration. Although truly studying to be a professional baseball player, Nick ended his career as a senior captain of the Leathernecks. Nick lives in Chapel Hill with his wife Carol. He has a 14 year old daughter Alexis and two grandsons, Charlie and Jackson.
